Low carbon, high achievement.
The highly sustainable Glass Mill Leisure Centre development is a vibrant public leisure facility. The centrepiece of a wider Lewisham regeneration development, it has an exemplar integrated carbon-reduction strategy.
We had a unique brief – to work within a specified budget, but produce a facility that could compete with high-end private facilities, all while meeting the required GLA and London Borough of Lewisham sustainability and energy targets.
Sustainable solution.
Our energy solution was a combination of services including Combined Heat and Power (CHP), biomass, and photovoltaic technologies. These designs have made the development a highly sustainable site with a BREEAM Excellent rating and EPC A rating. This is a significant achievement for this type of building, especially as our strategy also allows for future community heating and power connections to the adjacent local school.
Carbon numbers.
A range of low- and zero-carbon technologies are utilised across the development. We were delighted to achieve a calculated building carbon emissions rate of 39.36Kg CO2/m² and EPC score of 21. This compares with scores of 95Kg CO2/m² and an EPC score of 35 for typical existing and new-build leisure centres respectively.
We also devised an innovative sound-responsive façade and provided lighting and acoustic services to complete the visitor experience throughout. The result is a warm, inviting, and comfortable space for the local community to enjoy.
