Gwynfaen Farm is a ground-breaking housing development in Swansea, commissioned by Pobl and Coastal.

Following £9.273m of funding from the Welsh Government’s Innovative Housing Programme, the scheme will set a new benchmark for residential projects by delivering lowcarbon, affordable homes.

Challenge

A balancing act.

Like any trailblazing development, Gwynfaen is a melting pot of new ideas and concepts. Modern technology such as battery storage, electric heat pumps and photovoltaic generation need to be seamlessly integrated into the homes while keeping them future-proofed and user-friendly. There is also a need to find a harmony between fulfilling the sustainable aspirations of our client without incurring maintenance and operational challenges.
Approach

Regular reporting.

We have hand-selected the technologies that best suit the development and its desire to have high levels of thermal efficiency. To give our client confidence in the solutions, we projected the annual and monthly energy costs that residents could incur, along with outlining maintenance costs, time periods and operational life data. We frequently present our findings to the operational, maintenance, and sales teams – continuing an open, two-way communication channel.
Technical impact

Sustainable solution.

The Welsh Government’s Innovative Housing Programme has stipulated that Gwynfaen must achieve a 91.3% reduction in residual CO2 emissions. To make this a reality, we conducted a life-cycle assessment to reduce embodied carbon and ensured a fabric-first approach to design was adopted. Our demand management system is a pivotal tool as it prioritises electric vehicle charging and hot water heating when the sun is shining. This, in turn, de-carbonises energy used while saving residents money.
Human impact

Holistic housing.

Although achieving net zero carbon and utilising new technology was key to this project, they don’t outweigh the need to deliver a development that embraces the natural world. These unique homes will not only be sustainable, but will also enhance the local area, thanks to naturally sourced materials and a strong emphasis on place. Landscaped areas and a village green suitable for families of all ages will, in turn, create a genuine sense of community.
